Many times people think that there is no need for a home inspection. They might make the assumption that since the home they have chosen is only 3 years old there can't be anything wrong with it. I can tell you without a doubt, every home should have a full inspection performed as part of a purchase and sale. I can hear your thoughts now, "Sure he is going to say that, he's a home inspector. That's his job." Well, I can state without a doubt, you are right. It is my job.
Have you ever fixed anything around the house by yourself? Has your spouse ever nagged you into a project that, well......maybe didn't quite get finished? Or maybe you just didn't want to drive to the big box store for the proper part.......for the 4th time that day? Well those are the type of things that a home inspection can find. Those and damage as a result of years of neglect, or short-cuts or insect damage. The home you are buying may not have any faults. But don't you want to make sure before you are saddled with repairs for items that could cost tens of thousands of dollars?
Below are pictures taken from a number of inspections. Some of them are obvious, some of them were hidden in areas not normally visible to the potential buyer. Either way, they are items that would have made a big difference in the habitability or value of the home. Take your time, enjoy the show.
